2 Arranging Financing & Get Pre-Approved

Working within a competitive real estate markets, it is vital to secure financing to be in the best position when the right home becomes available.  After working with you to define the appropriate financial strategy, we provide various financing options and coordinate with you and the selected mortgage banker to obtain loan pre-approval. The lender will review your available loan programs that will meet your short-term and long-term objectives.

3 The Search for Your New Home

We will help you get to know the area through private guided tours of carefully selected homes and nearby neighborhoods, schools, and community features to further refine your search. During the search process, our team will leverage the well-established connections throughout the area to provide you with an up-to-the-moment information about new, off-market, coming-soon properties to include on your tour.

4 Review Disclosure & Prepare Offer

Once you’ve found your ideal property, we handle the necessary documentation and disclosure requests with the seller.  To ensure you know the property background, we careful review with you items such as property inspection reports, pest inspection report, seller’s Disclosures, preliminary title report, and Homeowners Association (HOA) documents. We are always available to address any questions and will position you to make the best possible decisions.

5 Offer Presentation & Contract Negotiations

To put you in a strongest position to win in a competitive bid situation, we work with our clients to develop and present the most strategic offer that highlights intangibles beyond price. To alleviate any potential of stress during the negotiation stage, we provide regular progress updates, so you are never in the dark.

6 Escrow Coordination & Settlement

Once your offer is accepted, our trusted team of financing, inspection, title and escrow professionals will move your contract efficiently towards close. After all the purchase contract conditions have been satisfied, you will sign the closing documents, deposit the balance of down payment, and move the closing costs into the escrow account.  The last step is to conduct the final walk through of the home for your approval.

7 Close of Escrow & Move-In

At the close of escrow, ownership transfers from the seller to the buyer.  The deed is executed and the recording of the title transfers from the seller to the buyer. Congratulations, you now own your new home!

8 Beyond the Sale
